CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />RAMSEY COMMONS <br />On May 13, 2008, Site Plan approval was granted by the City of Ramsey ( "City ") to Ramsey -Arbor <br />Properties, (Permittee ), whose address is 8035 Riverdale Drive, Ramsey MN 55303, to construct a <br />7,800 square -foot multi- tenant office facility ( "Structure ") on the property which is legally described as <br />follows: <br />Lot 1, Block 1, Alpaca Estates, Anoka County, Minnesota <br />the ( "Site "). <br />This approval is issued pursuant to §9.03.06 of the CiyCode. The conditions of this approval are as <br />follows: <br />1. STRUCTURE. All building plans must be prepared and certified by a registered engineer or <br />architect. <br />2. STATE BUILDING CODE CO The :~structure shall be constructed in <br />accordance with the requirements of the Stateliuilding Co <br />3. SITE PLAN COMPLIANCE. The structures shall be constructed on the Site as shown on the <br />Site Plan submittal.prepared by C.M. Architects dated March 3, 2008, revised May 9, 2008. <br />4. REQUIRED IMPROVEMENTS, Th e Pernuttee shall construct and install the following site <br />improvernents on the Site in accordance with the specifications and location as shown on the <br />Site Plan submittal and iiii4Ccordance iAtk. City Code. The City Engineering Department <br />requires the submittal of a complete set of Construction Plans for review and approval prior to <br />beginning construction on: e site The Required Improvements are as follows: <br />a. Site gradng accordance with the Grading Plan prepared by Anderson Engineering dated <br />February 2 8, 2008, revised May 6, 2008. <br />b. Installation of concrete and bituminous driveways and parking lot per City standards. <br />c. Installation of storm sewer and appurtenances per City standards. <br />d. Installation of B-642 continuous concrete curbing around the perimeter of all concrete <br />and/or bituminous surfaces. <br />e. Establishment of turf in areas disturbed during construction and in accordance with the Site <br />Plan. <br />f. Installation and removal of temporary erosion control measures. <br />g. Installation of landscaping materials in accordance with the Landscape Plan prepared by <br />Westwood Professional Services dated February 29, 2008, revised May 1, 2008. <br />h. Irrigation metering and backflow devices shall be approved as part of the Utility Plan, and <br />installed accordingly. <br />i. Irrigation rain sensors shall be installed and appropriately placed throughout the <br />development. <br />j. Installation of appropriate traffic control signage. <br />
