CITY OF RAMSEY DEVELOPMENT PERMIT RAMSEY COMMONS On May 13, 2008, Site Plan approval was granted by the City of Ramsey ( "City ") to Ramsey -Arbor Properties, (Permittee ), whose address is 8035 Riverdale Drive, Ramsey MN 55303, to construct a 7,800 square -foot multi- tenant office facility ( "Structure ") on the property which is legally described as follows: Lot 1, Block 1, Alpaca Estates, Anoka County, Minnesota the ( "Site "). This approval is issued pursuant to §9.03.06 of the CiyCode. The conditions of this approval are as follows: 1. STRUCTURE. All building plans must be prepared and certified by a registered engineer or architect. 2. STATE BUILDING CODE CO The :~structure shall be constructed in accordance with the requirements of the Stateliuilding Co 3. SITE PLAN COMPLIANCE. The structures shall be constructed on the Site as shown on the Site Plan submittal.prepared by C.M. Architects dated March 3, 2008, revised May 9, 2008. 4. REQUIRED IMPROVEMENTS, Th e Pernuttee shall construct and install the following site improvernents on the Site in accordance with the specifications and location as shown on the Site Plan submittal and iiii4Ccordance iAtk. The City Engineering Department requires the submittal of a complete set of Construction Plans for review and approval prior to beginning construction on: e site The Required Improvements are as follows: a. Site gradng accordance with the Grading Plan prepared by Anderson Engineering dated February 2 8, 2008, revised May 6, 2008. b. Installation of concrete and bituminous driveways and parking lot per City standards. c. Installation of storm sewer and appurtenances per City standards. d. Installation of B-642 continuous concrete curbing around the perimeter of all concrete and/or bituminous surfaces. e. Establishment of turf in areas disturbed during construction and in accordance with the Site Plan. f. Installation and removal of temporary erosion control measures. g. Installation of landscaping materials in accordance with the Landscape Plan prepared by Westwood Professional Services dated February 29, 2008, revised May 1, 2008. h. Irrigation metering and backflow devices shall be approved as part of the Utility Plan, and installed accordingly. i. Irrigation rain sensors shall be installed and appropriately placed throughout the development. j. Installation of appropriate traffic control signage.
