Background: <br />REQUEST FOR A HOME OCCUPATION PERMIT; <br />CASE OF NATHAN WATTENHOFER <br />By Chris Anderson, Environmental Coordinator <br />The City has received an application from Nathan Wattenhofer for a home occupation permit to <br />establish a specialty fabrication operation in an attached accessory structure located at 17151 <br />Baugh St. NW <br />The following items are enclosed for your information: <br />a) Site location map <br />b) Site layout <br />c) Building layout <br />d) Business operations summary <br />e) Four (4) letters /emails concerning the request <br />f) Planning Commission meeting minutes dated April 3, 2008 <br />f) Proposed findings of fact <br />g) Proposed home occupation permit <br />Notification: <br />In accordance with State statute, Staff notified property owners within 350 feet of the subject <br />property of the public hearing. <br />Observations: <br />The Home Occupation Ordinance states that a person can apply for a permit from the City to <br />operate a business within an accessory structure if the property is at least three acres in size, said <br />business is low intensity, and does not adversely affect the character of the residential <br />neighborhood. <br />Mr. Wattenhofer's parcel is just over three (3) acres, or will be contingent upon approval of his <br />minor subdivision request The property has a large pole building that also contains a dwelling <br />unit (the former property owner received a second conditional use permit in 2007 for an addition <br />to the building, which now totals approximately 15,000 square feet). Mr. Wattenhofer has one <br />client, a national fitness chain, for which he fabricates and installs custom parts. He is proposing <br />to operate his specialty fabrication business within a portion of the pole building. His business <br />operation does not use any solvents and there would be no exhausting of fumes to the outside, <br />nor would there by any outside storage of materials. Mr. Wattenhofer currently does not have <br />any regular full -time employees; however, the parcel is large enough (3 acres) that he would be <br />eligible for one non - resident employee. <br />
