-152—
Vehicular traffic trips are not to exceed 2 trips per hour per standard business day or 16 trips
within a 24 hour period. The applicant does not anticipate approaching anything near this
threshold as customers would not be onsite and only occasionally are materials delivered there.
The business operation would occur between the hours of 7:OOam and 4:OOpm, Monday through
Friday, or as needed.
City Code stipulates that a home occupation permit will not be permitted if the density and lot
sizes in the surrounding neighborhood are determined to be incompatible with the proposed
business operation. The proposed business will be located on a three (3) acre parcel (again,
contingent on approval of the applicant's minor subdivision request), the applicant is also the
owner of the lot to the north (roughly 7 acres) and there is a vacant 40 acre parcel to the south.
There are 1.5 acre residential lots on the west side of Baugh St ;' however the pole building is
almost 300 feet from the road and there are evergreens that do provide some screening all along
the street frontage. It is staff's opinion that the nature of proposed business operation and the
size of the subject property and surrounding properties make the operation compatible with the
surrounding residential neighborhood, thus meeting the intent of City Code.
The City has adopted an amendment into the State Building Code known as "1306 ". This
amendment requires a fire suppression system in commercial occupancies greater than 2,000
gross square feet. Because the building will be changing to a mixed use occupancy (residential
and commercial), it is required by state and local codes to provide fire suppression throughout.
The Planning Commission held a public hearing and reviewed the request at their April 3, 2008
meeting.
Recommendation:
Both the Building Official and Fire Marshall are aware of this request and have stated that if the
building is brought into compliance with applicable fire and building codes, this operation would
not be deemed a hazard. Both the Planning Commission and City Staff recommend approval of
the request for a home occupation permit to operate a specialty fabrication business within an
attached accessory structure.
Funding Source:
The applicant is responsible for the costs associated with theHome Occupation Permit request.
Council Action:
Motion to adopt Findings of Fact relating to Nathan Wattenhofer's request for a home occupation
permit.
-and-
Motion to approve Nathan Wattenhofer's request for a home occupation permit based on the
findings of fact.
