We offer the <br />following comments: <br />General: The application seeks to correct an existing non- conformity by splitting one existing <br />single family lot with two principal structures into two lots, each with one principal structure. <br />The sketch plan for the minor subdivision was approved by the Planning Commission on April 3, <br />2008. <br />Zoning: The property is zoned R -1 Single Family Residential and is located in the Rural <br />Developing Area The proposed plat complies with the zoning regulations. <br />Re- subdivision Plan: City Code requires rural subdivisions to submit a re- subdivision plan for <br />City review. The re- subdivision plan should provide a general idea of how the property can be re- <br />subdivided in the event City services become available to the site. It is City staff's opinion that <br />this requirement is not applicable in this particular subdivision request. The purpose of this <br />subdivision is to correct an existing nonconformity of two dwellings on one lot; not to create a <br />series of rural -sized lots for development that must take future redevelopment into account. The <br />existing layout of structures and the proposed alignment of the subdivision line necessary to meet <br />area and setback requirements seem to necessitate that any future redevelopment would require <br />clearing the lot of all accessory buildings and previous lot split lines and starting with a clean <br />slate. <br />Lot Sizes: The current minimum lot size in the Rural Developing Area is 2.5 acres. The <br />proposed lot sizes are 3.07 acres and 7.15 acres. The proposed lot sizes comply with City Code <br />requirements. <br />Lot Dimensions: The minimum lot width in the Rural Developing area is 200 feet. The two <br />new lots will have widths of 278 feet and 380 feet and therefore conform to current city <br />standards. <br />
