Mr. Young indicated he was not sure but thought it would be another retail business. <br />Commissioner Van Scoy asked if they were looking at the ability to resolve all these issues with <br />the utilities. <br />Assistant City Engineer Himmer stated he has had a few conversations with their engineer and <br />felt they can work through the issues. <br />Motion by Commissioner Levine, seconded by Commissioner Cleveland, to recommend that the <br />City Council grant approval of the proposed site plan contingent upon the compliance with City <br />Staff Review Letter dated March 28, 2008. <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Levine, Cleveland, Brauer, <br />Hunt, and Van Scoy. Voting No: None. Absent: None. <br />Case #5: Request for a Conditional Use Permit; Case of Ramsey -Arbor Properties, <br />LLC <br />Chairperson Nixt closed the regular portion of the Planning Commission meeting at 8:25 p.m. in <br />order to call the public hearing to order. <br />Public Hearing <br />Chairperson Nixt called the public hearing to order at 8:25 p.m. <br />Presentation <br />Management Intern Gladhill stated Ramsey -Arbor Properties has applied for a Conditional Use <br />Permit for an overage of signs for a proposed multi- tenant office facility in the Alpaca Estates <br />Addition. City Code restricts free standing or ground signs to one per parcel. The applicant <br />proposes to have two (2) signs on one (1) lot. One (1) sign is proposed to be located along <br />Highway 10, with the other proposed to be located on Riverdale Drive. Both signs are proposed <br />to be 100 square feet. It is staff's opinion that the size of the proposed sign on Riverdale Drive <br />should be reduced by 50 %, or 50 square feet. <br />City Staff recommends approval of the Conditional Use Permit contingent upon reducing the size <br />of the sign on Riverdale Drive to 50 square feet. <br />Citizen Input <br />Mr. Young stated they have a number of different roads surrounding them and they would like to <br />provide identification for their tenants to avoid confusion.
