Absent: None. <br />The public hearing closed at 8:27 p.m. <br />Commission Business <br />Chairperson Nixt called the regular meeting of the Planning Commission back to order at 8:27 <br />p.m. <br />Motion by Commissioner Van Scoy, seconded by Commissioner Levine, to recommend that the <br />City Council adopt Findings of Fact related to the Conditional Use Permit for overage of signs. <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Van Scoy, Levine, Brauer, <br />Cleveland, and Hunt. Voting No: None. Absent: None. <br />Motion by Commissioner Van Scoy, seconded by Commissioner Levine, to recommend that City <br />Council approve the Conditional Use Permit <br />Motion Carried. Absent: None. <br />Case #6: Request for Conditional Use Permit to Construct a Religious Institution in an <br />R -1 Single Family Residential District; Case of St. Katharine Drexel Catholic <br />Communities <br />Chairperson Nixt closed the regular portion of the Planning Commission meeting at 8:30 p.m. in <br />order to call the public hearing to order. <br />Public Hearing <br />Chairperson Nixt called the public hearing to order at 8:30 p.m. <br />Presentation <br />Associate Planner Dalnes stated the applicant is requesting a conditional use permit to construct a <br />church on the property located on the northwest corner of Variolite Street NW and 161 Avenue <br />NW. Churches are not permitted by right in the R -1 Residential zoning district, but are permitted <br />through the issuance of a conditional use permit. A site plan, comprehensive plan amendment, <br />and minor subdivision are being processed with this application. <br />The applicants have submitted a site plan and minor subdivision in addition to the conditional <br />use permit application in order to construct a 10,000 square foot church on the property. <br />Due to the business -like nature of churches with regard to site layout and design, staff is <br />recommending as part of the conditional use permit that B -1 Business standards are utilized in <br />Planning Commission / April 3, 2008 <br />Page 10 of 21 <br />
