<br />Miscellaneous <br /> <br />Town Center: Construction is underway for a hot plate banquet facility on the bottom floor of <br />the Ramsey Office Condo building~ Including in the project is an outdoor fountain and green <br />area to the east of the building. City Staff is currently developing an inventory of marketable <br />land and buildings in Town Center and will put a link to that information on the City's web page. <br /> <br />Coborn's Center to Rebrand: North Star Market Place is the new name for the Coborn's area. <br />Planning commission recommended approval of a sign for the development and it is waiting for <br />City Council approval. <br /> <br />Additional Parcels Identified for Acquisition: The City now owns the KIH site. Dave Perkins <br />Contracting has expressed interest in purchasing a portion of the property for its existing <br />business. Staff is meeting with an appraiser on May 12 to get going on the valuation of the <br />parcel of property Dave Perkins Contracting wants to purchase. <br /> <br />Hwy 47/167th Commercial Node: The Super Valu store and the US Postal Service closed on <br />April 9, 2008 and it is for sale for $999,999. Staffhas also been contacted by 5th Street Ventures <br />(owners of property across the street from Super Valu) and is looking for ideas to help that node. <br />It is apparent that this comer is not succeeding and something needs to be done to revitalize this <br />neighborhood commercial node if it is to survive. <br /> <br />Cost of Doing Business: I have received the development fee information from all the Cities in <br />question and I am waiting for tax information for only 4 more cities. The major delay to this <br />point has been getting the energy information for the communities in question. This study <br />actually covers many different electric companies and the energy charges are an important factor <br />in the cost of doing business. Staff is working with Connexus Energy to put together an analysis <br />that will best represent energy costs for businesses in this study. I would be extremely surprised <br />ifthestudy wasnot complete by the May EDA meeting. <br /> <br />Monument Signs: Staff is in the final stages of putting an implementation plan together for the <br />Monument Signs. Connexus has provided the City with some calculations regarding running the <br />electricity to the proposed sites in our Industrial Parks. Dennis Sharp has put together some cost <br />estimates for construction of the signs. There was a significant increase in cost due to the full <br />footings that the City requires for monument signs. Staff will attempt to get another quote for <br />the signs and will present a package for the June EDA meeting. I think that a June meeting that <br />includes an implementation plan as well as some hard costs is probable. <br /> <br />Future Meeting Topics: <br /> <br />1.
