<br />Sketch Plan Review: Anderson Dahlen Addition <br />May 30, 2008 <br />Page 20f3 <br /> <br />20 <br /> <br />setback. Compliance with the established setbacks will be reviewed as <br />part of the Site Plan Review for the Anderson Dahlen expansion. <br /> <br />2. Grading and Drainage: A drainage and grading plan has been submitted <br />and will be reviewed as part of the Site Plan Review for the Anderson <br />Dahlen expansion. <br /> <br />3. Easements: It appears as if an existing drainage and utility easement from <br />ABC ENERGY PARK 4TH ADDITION must be vacated as part of this <br />plat application. A portion of the building addition in the southwest <br />comer is located within this existing easement. The revised easement <br />proposed to be dedicated as part of this plat is. acceptable to staff for <br />encumbering the regional pond on these lots. <br /> <br />4. Traffic Generation Analysis: Given the size of the addition and no <br />additional proposed accesses, a traffic generation analysis will not be <br />required. This item could be revisited at some time in the future, however, <br />as it relates to the proposed use of Lot 2. <br /> <br />5. Utilities and Water Usage: The development will need to be served by <br />municipal water and sanitary sewer. The proposed expansion of the <br />facility will be served by existing services. If it is determined that <br />additional utility stubs are required for the proposed addition on Lot 1, <br />revised plans must be submitted for review. Six-inch sewer and water <br />stubs are available on 143rd Avenue NW to accommodate development of <br />Lot 2. <br /> <br />6. Park Dedi~ation: The proposed plat will be forwarded to the Park <br />Commission for a recommendation on park dedication. The City has the <br />option for cash at the rate of $3,966.00 per acre, land, or a combination of <br />the two. This fee applies only to the portion of the plat previously <br />designated as OUTLOT A, ABC ENERGY PARK 4TH ADDITION. Staff <br />will verify final obligations at Final Plat stage. <br /> <br />7. Trail Development Fees: The City has enacted a Trail Development Fee. <br />The current rate is $1,090 per acre. This fee applies only to the portion of <br />the plat previously designated as OUTLOT A, AEC ENERGY PARK 4TH <br />ADDITION. Total fee will total $6780.00. The payment of this fee will <br />be required prior to recording the plat. <br /> <br />8. Sidewalks: No sidewalks are being proposed as part of the plat. <br /> <br />9. Stormwater Management Fee: The City requires a payment for <br />stormwater management fees, and the current commercial rate is $4,238 <br />per acre. Tins fee applies only to the portion of the plat previously <br />designated Outlot A, ABC ENERGY PARK 4TH ADDITION, and totals <br />
