Expansion <br /> <br />Dear Mr. Head: <br /> <br />Weare in receipt of a Site Plan, Landscape Plan, Floor Plan, and Building Elevations <br />prepared by Rosa Architectural Group dated April 30, 2008 and a Grading Plan prepared by <br />Hakanson Anderson dated February 22, 2008. We offer the following comments: <br /> <br />General: The site plan is proposing a 52,524 square-foot addition to the existing Anderson <br />Dahlen manufacturing and office facility located at 6850 Sunwood Drive NW. The addition <br />will be used for storage, receiving and manufacturing. A minor subdivision has also been <br />applied for and will be considered separate ofthe Site Plan Application. <br /> <br />Zoning: The site is zoned E-2 Employment District. Offices, warehouses, and manufacturing <br />facilities are permitted uses within this district. <br /> <br />Access: The site currently has two accesses from Sunwood Drive. The expansion would not <br />change the access locations. <br /> <br />Lot Coverage: The lot is 434,348 square feet. The existing building is approximately <br />84,000 square feet. With the proposed addition of 52,524 square feet, total building coverage <br />on the .site will be 136,554 square feet or 31 % (45% is the maximum permitted by City <br />Code). <br /> <br />Utilities: The facility is currently served by municipal sewer and water. The existing <br />services to the building will be extended to meet the needs of the expansion. If it is <br />determined that additional utility connections are required, revised plans must be submitted <br />for review. <br /> <br />Setbacks: The E-2 Employment District requires front, side, and rear building setbacks of 35 <br />feet, 25 feet, and 25 feet, respectively. Parking lots and paving must be 20 feet from the street <br />right-af-way. The proposed site plan indicates compliance with this requirement. <br /> <br />31 <br />
