<br />--.-........---------.:-- <br />----.---.--:..--- <br /> <br />Site Plan Review: Anderson Dahlen Expansion <br />May 30,2008 <br />Page 2 of4 <br /> <br />Architectural Standards: Within the E-2 Employment District, exterior wall finishes on <br />buildings must consist of brick, stucco, glass, wood, stone, pre-cast panels whose surfaces <br />have decorative material or texture, or other materials as approved by the City Council. The <br />site plan indicates the expansion will be pre-cast to match the existing materials. The existing <br />pre-cast units contain a lineal architectural accent that should be carried tbrough to the <br />proposed expansion, which is not indicated on the proposed elevations. <br /> <br />The site plan indicates a fenced-in storage area along the south wall ofthe proposed addition. <br />The fencing needs to be opaque per City Code standards. Vinyl slats in chain link fencing <br />are not acceptable. <br /> <br />Waste Storage: City Code requires waste storage facilities to be enclosed. Please submit a <br />revised set of plans that indicate the location of an enclosed waste storage facility. <br /> <br />Off-Street Parking - Spaces Required: City Code requires one parking stall for every 1,000 <br />square feet of manufacturing/warehouse space and one stall for every 300 square feet of <br />office space. The site plan indicates that the expanded building will consist of 22,200 square <br />feet of office space (74 stalls required) and 122,307 square feet of warehouse space (123 <br />stalls required), for a total of 197 parking stalls. The site plan indicates 195 striped parking <br />stalls and 21 proof of parking stalls. This plan is acceptable. <br /> <br />Off-Street Parking - Design: The site plan indicates that the parking area will be blacktop <br />with concrete curbs and gutters. <br /> <br />Lighting: City standards require that the luminaire (light source) must not be visible from <br />beyond the property line. Shop drawings for new lighting fixtures have been submitted and <br />are subject to City Engineering approval. <br /> <br />Signage: Any new signage on the property will require a sign permit, which is approved <br />separately from the site plan. <br /> <br />Landscaping: City Code requires one (1) additional tree for every 1,000 square feet of <br />building expansion and one (1) tree for every ten new parking stalls. The proposed <br />expansion is roughly 36,000 square feet and includes forty-seven (47) new parking stalls. <br />Per City Code, forty (40) additional trees should be installed. The landscaping plan, dated <br />April 30, 2008, provides twenty (20) trees, including eight (8) existing trees that will be <br />relocated closer to the eastern property line. The following cominents are offered regarding <br />the landscaping plan: <br />. An additional twenty (20) trees would be necessary to satisfy the requirements of City <br />Code. <br />. Plantings should be shifted away from the eastern property line due to the overhead <br />transmission line (to avoid a potential future conflict between vegetation and utility <br />line). These could be relocated to the southern property line to fill in some of the gaps <br />betvveen the proposed Black Hills Spruces while also providing some future screening <br />for the proposed outside storage area. <br /> <br />32 <br />
