Staff has forwarded the request on to the Minnesota Department of Natural Resources for <br />comment. <br />Additionally, the District requirements state that the minimum lot width for residential parcels <br />shall be 90 feet. A variance to minimum lot width has been approved by the Board of <br />Adjustment. The proposed plat shows two 80 foot wide lots and one 84 foot wide lot. <br />The development will receive public access from Ebony Street, a dedicated and improved public <br />street. Currently, two services for municipal sewer and water exist to the property. These two <br />services were installed upon the applicant's request. At that time, only two services were needed <br />to service two townhome units proposed on a previous proposed plat that was ultimately denied. <br />If this request is approved, a third service will need to be installed at the cost of the developer. <br />The proposed Final Plat includes three services for the proposed plat. <br />The landscaping plan is generally acceptable with revisions outlined in the staff review letter. A <br />revised landscaping plan will be required prior to recording of the plat. <br />Recommendation: <br />The Planning Commission met on April 3, 2008 to provide feedback regarding the Sketch Plan <br />for the proposed plat. Staff recommends approval of the Final Plat, contingent upon compliance <br />with the Staff Review Letter dated June 6, 2008 and the developer entering into a development <br />agreement with the City. <br />Council Action: <br />Motion to adopt Resolution 08- 06 -xxx granting Final Plat approval to Ebony Woods. <br />-or- <br />Motion to deny Final Plat for Ebony.
