Also, prior to construction the applicant must coordinate with Connexus to determine <br />the exact location of the sign as to avoid conflict with underground utilities. <br /> <br />The subject property includes Coburn's, plus three multi-tenant buildings with the potential total <br />capacity of approximately seventeen (17) tenants. <br /> <br />Staff recommends approval of the request for increased number and square footage, given the <br />fact that the City has granted conditional use permits in the past for multi-tenant retail facilities. <br />Staff also recommends approval of the increase in height to 35 feet. There is a grade change <br />from the proposed location of the sign to Highway 10, and therefore granting the increase in <br />height will bring the sign to similar heights as other at-grade signs on Highway 10. Absent: None. <br /> <br />The public hearing closed at 7:09 p.m. <br /> <br />Commission Business <br /> <br />Chairperson Nixt called the regular meeting of the Planning Commission back to order at 7:09 <br />p.m. <br /> <br />Commissioner Cleveland wondered how many tenants will be displayed on the sign. <br /> <br />Associate Planner DaInes stated the exact number of tenants would be up to the SIgn as <br />constructed. The total square footage of the sign space is what is being considered. <br /> <br />Commissioner Levine asked if the tenant signs would be permanent or electronic only. <br /> <br />Associate Planner DaInes stated it was possible. <br /> <br />Mr. Doug Sailor, Park Midwest Commercial Real Estate, stated the sign itself is designed for <br />visibility to primary names. Their intent is not to have a bunch of small, signs. The tenants will <br />contribute to the costs to be on the sign. Colburn's will get top billing and will control the <br />electronic sign from the site. The other panels will have the primary national names within the <br />center.
