He stated that previous City Council discussion focused on the possibility of
creating an L shaped building. He stated that this possibility was discussed with the applicant
and the applicant stated that this would involve changing the plat and would make it more
difficult to utilize the property. He stated that the applicant is requesting that he be allowed to
proceed with the building as presented. Community Development Director Trudgeon stated that
he had also raised the subject of the future raised medians near this site and notifying future
tenants. He noted a letter included in the packet that outlines this request and that this be
communicated with future tenants. He showed the original architectural drawings submitted by
the applicant and the revised drawings that show some features on the rear of the building, such
as windows, pillars and different coloring that the City Council requested to help make it more
attractive. He stated that staff feels there are some additional improvements that could be made
such as decorative awnings and~ignage that would make this more visually attractive.

Councilmember Jeffrey stated that he feels the revised plans are much better because this is a
premier comer in the City. He stated that he would like to see what the second building on the
site will be because it will be looking at the back of this building. He asked about the location
and quantity of trash enclosures.

Mike Wayman of Sunfish Lake Development, LLC, stated that there ",ill be two dumpsters at
the rear of the building.

Community Development Director Trudgeon stated that by City Code, these dumpsters must be
screened.

Councilmember Jeffrey asked again why the City Council wasn't looking at the second building
so there is a nice environment coming from all directions.

Mr. Wayman stated that financially, he cannot afford to build the second building until the first
building has been built and has tenants. He stated that because of the ponding necessary, he
thinks that the second building could only be retail or possibly an office building.

City Council /October 9, 2007

-26-
