REQUEST FOR SITE PLAN REVIEW;
CASE OF ANDERSON DAHLEN, INC
By: Tim Gladhill, Management Intern

Background:

CASE # 1-

Anderson Dahlen is proposing an expansion to their existing building located at 6850 Sunwood
Drive, just west of Bunker Lake Blvd.

The following items are enclosed for your information:

a) Site location map
b) Site Plan
c) Landscaping plan
d) Grading and drainage plan
e) Architectural elevations
f) Draft Planning Commission minutes dated June 5, 2008
g) City Staff review letter dated May 30,2008, revised June 20, 2008
h) Proposed Development Permit

Notification:

Site Plans do not require a public hearing.

Observations:

Anderson Dahlen is astainless steel manufacturer. Their site is approximately 6.75 acres in size,
located in the E-2 Employment District and is owned by Knoll Properties. Warehouse and
offices uses are both permitted uses in this district. The applicant is also seeking a Minor
Subdivision to re-plat the existing property to accommodate the expansion. The adjacent
property, which would be reduced in size if the Minor Subdivision is approved; is also owned by
Knoll Properties.

The existing building is 84,030 square feet in size, and the addition is proposed to be 54,720
square feet in size. Once constructed, the site will have a building coverage of about 31.9%. City
Code permits coverage up to 45%. The submitted site plan also meets all building and parking
setbacks required in the E-2 District.

The site currently has two accesses onto Sunwood Drive. City Code requires 203 parking spaces
for the type and size of building proposed; 193 parking spaces are shown on the submitted site
plan with an additional 21 proof of parking spaces.

-155-
