<br />The drainage, grading, utility and landscaping plans are generally acceptable with revisions <br />outlined in the Staff Review Letter. The existing site has constraints that inhibit the ability to <br />conform with landscaping standards, including an overhead utility transmission line. Staff finds <br />the proposed plan acceptable and recommends that dead or failing existing trees be replaced in <br />exchange for a lower planting requirement. <br /> <br />The existing building is textured pre-cast panel, with some smooth architectural accents. The <br />expansion is proposed to match the existing building; however, the accents are not continued <br />onto the proposed addition. Staff recommends continuing these accents onto the addition as <br />well. <br /> <br />Funding Source: <br /> <br />All costs associated with processing the Site Plan Application are the responsibility of the <br />applicant. <br /> <br />Recommendation: <br /> <br />Planning Commission met on June 5, 2008 to discuss the Site Plan and recommended approval <br />of the site plan request, contingent upon conformance with the City Staff Review Letter dated <br />May 30, 20Q8, revised June 20, 2008. <br /> <br />Council Action: <br /> <br />Motion to recommend that the City Council approve the site plan, contingent upon conformance <br />with the City Staff Review Letter dated May 30, 2008, revised June 20, 2008. <br /> <br />-or- <br /> <br />Motion to recommend that the City Council deny the site plan. <br /> <br />-156- <br />
