Expansion <br /> <br />Dear Mr. Head: <br /> <br />We are in receipt of a Site Plan, Landscape Plan, Floor Plan, and Building Elevations <br />prepared by Rosa Architectural Group dated April 30, 2008, revised June 12, 2008 and a <br />Grading Plan prepared by Hakanson Anderson dated February 22, 2008, revised June 12, <br />2008. We offer the following comments: <br /> <br />General: The site plan is proposing a 54,720 square-foot addition to the existing Anderson <br />Dahlen manufacturing and office facility located at 6850 Sunwood Drive NW. With the <br />expansion, the total size of the facility will be 138,750 square feet. The addition will be used <br />for storage, receiving and manufacturing. A minor subdivision has also been applied for and <br />will be considered separate ofthe Site Plan Application. <br /> <br />Zoning: The site is zoned E-2 Employment District. Offices, warehouses, and manufacturing <br />facilities are permitted uses within this district. <br /> <br />Access: The site currently has two accesses from Sunwood Drive. The expansion would not <br />change the access locations. <br /> <br />Lot Coverage: The lot is 434,348 square feet. The existing building is approximately 84,000 <br />square feet. With the proposed addition of 54, 720 square feet, total building coverage on the <br />site will be 138,750 square feet or 31.9% (45% is the maximum permitted by City Code). <br /> <br />Utilities: The facility is currently served by municipal sewer' and water. The existing <br />services to the building will be extended to meet the needs of the expansion. If it . is <br />determined that additional utility connections are required, revised plans must be submitted <br />for review. The request to reduce the amount of sanitary sewer and water trunk fees will be <br />forwarded to City Council for consideration. <br /> <br />-170- <br />
