Site Plan Review: AndersonDahlen Expansion
May 30, 2008, revised June 20, 2008
Page 2 of4

Setbacks: The E-2 Employment District requires front, side, and rear building setbacks of 35
feet, 25 feet, and 25 feet, respectively. Parking lots and paving must be 20 feet from the street
right-of-way. The proposed site plan indicates compliance with this requirement.

Architectural. Standards: Within the E-2 Employment District, exterior wall finishes on
buildings must consist of brick, stucco, glass, wood, stone, pre-cast panels whose surfaces
have decorative material or texture, or other materials as approved by the City Council. The
site plan indicates the expansion will be pre-cast to match the existing materials. The existing
pre-cast units contain a lineal architectural accent that should be carried through to the
proposed expansion, which)s not indicated on the proposed elevations.

The site plan indicates a fenced-in storage area along the south wall of the proposed addition.
You have indicated that the fencing will consist of chain link. Vinyl slats within the chain
linkfence shall not be used Fencing materials will be verified on the Building Permit.

Waste Storage: City Code requires waste storage facilities to be enclosed. You have
indicated that all waste containers will be located within the facility. Citystafffinds this
plan to be acceptable.

Off-Street Parking - Spaces Required: City Code requires one parking stall for every 1,000
square feet of manufacturing/warehouse space and one stall for every 300 square feet of
office space. The site plan indicates that the expanded building will consist of 22,267 square
feet of office space and 127,825 square feet of warehouse space, for a total of 203 parking
stalls. The site plan indicates 193 striped parking stalls and 21 proof of parking stalls for a
total of 214. City staff finds this plan acceptable.

Off-Street Parking - Design: The site plan indicates that the parking area will be blacktop
with concrete curbs and gutters.

Lighting: City standards require that the luminaire (light source) must not be visible from
beyond the property line. Shop drawings for new lighting fixtures have been submitted and
are subject to City Engineering approval.

Signage: Any new signage on the property will require a sign permit, which is approved
separately from the site plan.

Landscaping: City Code requires one (1) additional tree for every 1,000 square feet of
building expansion and one (1) tree for every ten new parking stalls. The proposed
expansion is roughly 54,000 square feet and includes forty-seven (47) new parking stalls.
Per City Code, fifty-eight (58) additional trees should be installed. The landscaping plan,
dated June 12,2008, provides twenty (20) trees, including eight (8) existing trees that will be
relocated closer to the eastern property line. The following comments are offered regarding
the landscaping plan:

-1 .71-
