The final plat consists of one sheet dated May 14, <br />2008, revised June 12,2008 by Hakanson Anderson Associates, Inc. We <br />offer the following comments: <br /> <br />1. General: The proposed plat is approximately 13 acres in size and <br />is located on the west side of Bunker Lake Blvd. N.W. The intent <br />of the plat is to expand Lot 1, Block 1, AEC Energy 4th Addition in <br />order to accommodate a proposed expansion of the existing <br />manufacturing facility. <br /> <br />2. Zoning: The property is currently zoned E-2 Employment; <br />manufacturing and office space are a permitted use in this district. <br /> <br />3. Density: The proposed subdivision would make the new Lot 1, <br />Block 1, Knoll Properties Addition (former Lot 1, Block 1, ABC <br />Energy Park) approximately 9.97 acres in size. Lot 2; Block 1 <br />Knoll Properties Addition (former Outlot A AEC Energy Park) <br />would measure approximately three acres in size. The addition to <br />the existing manufacturing facility would be constructed on Lot 1, <br />Block 1, Knoll Properties Addition. Lot sizes are compliant with <br />CityCode requirements. , <br /> <br />4. Streets: The plat will receive access from existing dedicated and <br />improved public streets. Lot 1 will access through the existing <br />curb cuts on Sunwood Drive N.W., and Lot 2 will receive access <br />from 143rd Avenue NW. <br /> <br />-186- <br />
