<br />Final Plat Review: Knoll Properties Addition <br />June 20, 2008 <br />Page 2 of4 <br />5. Setbacks: The E-2 District requires the following structure <br />setbacks: 35 foot front yard setback, 25 foot side yard setback, and <br />25 foot rear yard setback. Compliance with the established <br />setbacks will be reviewed as part of the Site Plan Review for the <br />Anderson Dahlen expansion. <br /> <br />6. Grading and Drainage: A drainage and grading plan has been <br />submitted and will be reviewed as part of the Site Plan Review for <br />the Anderson Dahlen expansion. <br /> <br />7. Easements: It appears as if an existing drainage and utility <br />easement from AEC ENERGY PARK 4TH ADDITION must be <br />vacated as part of this plat application. A case for easement <br />vacation will be presented to City Council separately. A portion of <br />the building addition in the southwest comer is located within this <br />existing easement. The revised easement proposed to be dedicated <br />as part of this plat is acceptable. to staff for encumbering the <br />regional pond on these lots, with some minor revisions to <br />accommodate existing pond and underground service utilities. <br /> <br />8. Traffic Generation Analysis: Given the size of the addition and no <br />additional proposed accesses, a traffic generation analysis will not <br />be required. This item could be revisited at some time in the <br />future, however, as it relates to the proposed use of Lot 2. <br /> <br />9. Utilities and Water Usage: The development will need to be <br />served by municipal wateral1d sanitary sewer. The proposed <br />expansion of the facility will be served by existing services. If it is <br />determined that additional utility stubs are required for the <br />proposed addition on Lot 1, revised plans must be submitted for <br />review. Six-inch sewer and water stubs are available on 143rd <br />Avenue NW to accommodate development of Lot 2. <br /> <br />10. Park Dedication: Park dedication requirements have been satisfied <br />for the proposed plat. <br /> <br />11. Trail Development Fees: The City has enacted a Trail <br />Development Fee. The current rate is $1,090.00 per acre. This fee <br />applies only to the portion of the plat previously designated as <br />Outlot A, AEC Energy Park 4th Addition that will be encumbered <br />by new Lot 1, Block 1, Knoll Properties. Total fee will total Six <br />Thousand Seven Hundred Eighty Dollars and No Cents <br />($6780.00). The payment of this fee will be required prior to <br />recording the plat.
