<br />CASE # '-\ <br /> <br />REQUEST FOR A CONDITIONAL USE PERMIT TO <br />EXCEED ACCESSORY STRUCTURE SPACE RESTRICTIONS; <br />CASE OF RONALD AND SANDY BORELL <br />By: Tim Gladhill <br /> <br />Background: <br /> <br />The City received an application from Ronald and Sandy Borell for a conditional use permit to <br />exceed the total amount of accessory building space allowed on the property located at 8148 <br />155th Lane NW. The following items are. enclosed for your information: <br /> <br />a) Site location map <br />b) Site plan <br />c) Architectural elevations of proposed building <br />d) Site pictures <br />e) Letter from the Applicant <br />f) Draft Planning Commission Minutes dated June 5, 2008 <br />g) Proposed findings of fact <br />h) Proposed conditional use permit <br /> <br />Notification: <br /> <br />In accordance with State statute, City Staff attempted to notify owners of property within 350 feet <br />of the Subject Property ofthe request and the public hearing date. <br /> <br />Observations: <br /> <br />The subject property is approximately 2.3 acres in size and is zoned R-1: Rural Developing. City <br />Code allows a maximum of 2,200 square feet of accessory structure space on a parcel of this size. <br />The applicant currently has one 830 square foot attached garage and a 240 square foot accessory <br />structure, for a total of 1,070 square feet. The applicant is proposing to add another 1,700 square <br />foot accessory structure, measuring 34' x 50', which would bring the total amount of garage <br />space to 2,770 square feet. This is a 570 square foot overage in allowable accessory structure <br />space. <br /> <br />The applicant is proposing to store their boat, camper, a Ford Model A and other items in the <br />proposed structure as listed in the attached letter. The exterior construction materials would <br />match the home with steel siding and with soffits and eaves. The proposed structure is proposed <br />to have a concrete floor. The building is proposed to be approximately 17 feet tall (mean gable <br />height) and will not exceed the 22 foot height limit. The proposed driveway may not exceed 30 <br />feet wide at the street, which will need to be verified on the Site Layout. The Applicant has <br />stated that this additional structure is needed due to recent increases of vandalism and theft in the <br />area.
