The submittal <br />eonsists of a grading plan set (8 sheets), utilities plan set (9 sheets), and a landscape plan <br />set (2 sheets), all prepared by James R Hill, Inc. and dated January 7, 2008. We are also <br />in receipt of your architeetural elevation set prepared by D.R. Horton. We offer the <br />follovving eomments: <br /> <br />. 1. General: The revised plat is proposing toresubdivide Outlot A, Ramsey Tmvn Center <br />2nd Addition into 77 townhome units. The area being platted is 4.88 acres. The <br />SubjectProperty is north of East Ramsey Parkway and west of Peri dot Street N.W. <br /> <br />2. Zoning/Density: The property is currently zoned Town Center 4b Neighborhood <br />District (TC-4b). The TC-4b District allows for residential uses at a net density of up <br />to 15 units per acre. The revised plat contains the same number of units and same <br />overall density as the previously-approved 6th Addition. <br /> <br />3. Lots: The Tmal plat shows 77 townhomes in 16 separate buildings. (8 four-unit <br />buildings, 3 five-unit buildings, and 5 six-unit buildings).
