Setbacks: The TC4-b Zoning District requires the following setbacks: <br /> <br /> <br />Front Yard (min-max) 0-20 feet as measured from <br />building front to sidewalk <br />edge, ROW, or curb "as <br />appro riate <br />Side Yard None, unless required by <br />building code <br />Rear Yard Building Setback None, unless required by <br />building code <br /> <br />All of the proposed units meet the setback requirements. <br /> <br />5. publiclPrivate Streets. The plat is surrounded by public streets, with a private street <br />network through the interior of the plat. The private streets are all shown to be at <br />least 24 feet wide. The plat is providing 10 additional parking spaces along the private <br />streets. The street names must be aligned with the Anoka County naming grid. <br /> <br />6.. Open Space: The proposed development is across from the proposed East <br />Meandering Commons Park in the middle of the Town Center. This park will provide <br />a variety of pedestrian and recreational opportunities. The site is also within walking <br />distance of the Rhinestone Commons which will have a softball field and a shelter. <br />The development is showing one open area which '\\Till function as a rain garden to <br />assist in stormwater quality. <br /> <br />7. Access and Streets: The development is proposed to receive access from Peridot St. <br />N.W., 146th Ave. N.W., and Rhinestone St. N.W. It is also bordered by East Ramsey <br />Parkway but there will be no access to this street. <br /> <br />Peridot Street was constructed as part of Town Center 2nd Addition and provides <br />access to Gables Terrace. <br /> <br />East Ramsey Parkway was RTC, LLC's responsibility and the second lift of <br />bituminous will be installed utilizing the R TC Letter of Credit. The Plat does not <br />gain access .from East Ramsey Parkway. <br /> <br />This plat was originally submitted as Ramsey Town Center 6th Addition and included <br />dedication of 146th Avenue N.W. as public right-of..way. However, the 6th Addition <br />was not recorded and is now being revised with this plat of Gables Terrace. <br />Unfortunately, the area of 146th Avenue N.W. is now controlled by the banks and <br />cannot be dedicated with this plat.
