<br />Final Plat and Pinal Site Plan Review: Gables Terrace <br />March 4, 2008, Revised June 17, 2008 <br />Page 30f6 <br /> <br />of the Ramsey Town Center 7th Addition by K. Hovanian, but the second lift of <br />bituminous still needs to be applied and the right-of-way still needs to be dedicated to <br />the City. l46th Avenue N.W. is not a legal access at this time. Quartz Way and <br />Peridot Terrace 'will need to be barricaded from l46th until the right-of-way ts <br />dedicated. <br /> <br />Rhinestone Street N.W. is .complete and will provide access to the Gables. <br /> <br />8. Grading and Drainage: Staff has received a grading and drainage plan for the <br />development and has the following comments. The rock construction entrance on the <br />SWPPP should be replaced with the requirement for daily sweeping of adjacent <br />streets during active construction on the site. A sweeper is required on site or the <br />ability to obtain one within 3 hours. Dust control may be necessary; grading may not <br />place take if wind speed exceeds 25mph. The responsibility for the SWPPP on this <br />site must be transferred to the new owner and contractor prior to commencing <br />construction. <br /> <br />Benchmarks are called out on the plan. They must be tied to the Ramsey Town Center <br />Benchmark map prepared by Hakanson Anderson & Associates, Inc. <br /> <br />9. Utilities: Thetypical townhome sewer and water service detail must be verified with <br />the fire. department and building department. The 2x2 post on the irrigation detail <br />must be replaced with a "Blue Carsonite Marker" before the project will be accepted <br />by the City. <br /> <br />Sheet 3.1 All tracer wire will be 10 guage solid copper wire - plan and profile sheets <br />must be provided for all utilities. <br />Sheet 4.1 Private irrigation sleeves: remove steel post, add 2x2 or equivalent vvith <br />locator wire; provide plan profile sheets for each street. <br />Sheet 6.1,6.2: Add logo to city details, STO-6 needs to be upgraded, cross gutter <br />detail needs to be upgraded STR-2, curb and gutter detail required <br />STR-I. <br /> <br />The city requires an electronic file of the construction plans in CAD format to be <br />submitted at the preconstruction meeting prior to construction. <br /> <br />10. Tree Preservation. A tree preservation plan was approved at the [mal plat stage of <br />the Rainsey Town Center Addition. There was a limited amount of trees originally <br />located on this parcel prior to development and the trees that did exist were removed <br />as part of the approved tree preservation plan. <br /> <br />11. Sidewalks~ The plan is showing a system of internal sidewalks which will provide <br />connectivity throughout the site, and connecting to other parts of the T OVlIJl Center. <br />Sidewalk construction will need to be coordinated with City Staff throughout the site <br /> <br />-233- <br />
