<br />Final Plat and Final Site Plan Review: Gables Terrace <br />March 4, 2008, Revised lime 17, 2008 <br />Page 40}6 <br /> <br />development process. Sidewalks and pedestrian ramps .will be required on 146th <br />Avenue, Peridot Street, and East Ramsey Parkway North. <br /> <br />12. Park Dedication/Trail Development: The Ramsey Tovm Center project is covered <br />by the Master Development Agreement and Parks Agreement. Per those agreements, <br />Park Dedication requirements are satisfied for Gables Terrace. <br /> <br />13. Traffic Generation: As part of the Town Center ADAR, a detailed traffic analysis <br />was completed t4at anticipated the type and size of development shown on the plat. <br />The proposed development is consistent with the traffic modeling system used as part <br />of the ADAR analysis. Regional road improvements to facilitate the whole Ramsey <br />Town Center development have been agreed upon and have already begun <br />construction. This proposed development does not generate more traffic than was <br />anticipated. <br /> <br />14.. Stormwater Trunk Fees: The 2008 Stormwater Trunk Fee is $425.00 per unit. <br />This fee will need.to be paid prior to the release of the fmal plat for recording. <br /> <br />15. Sewer and Water Trunk Fees: The 2008 Sewer and Water Trunk fees are <br />$3,228.00 per unit. As was previously approved for the 6th Addition, trunk fees~ay <br />continue to be paid at the time of building permit issuance. The fee in effect at that <br />time will be required. <br /> <br />16. Other Permits. The Developer is responsible for obtaining any and all permits <br />required from other regulatory agencies. <br /> <br />17. Townhouse Design/Architectural Standards: The development is proposed to <br />.consist of all rowhouse-type units, similar to those already approved as part of <br />Ramsey Town Center 2nd Addition. Elevations of the proposed buildings, identifying <br />exterior treatment of materials and colors have been submitted. Staff previously <br />recommended that some minor revisions be made to the submitted elevations, <br />particularly in regard to the middle units; this recommendation was affirmed by the <br />Plamung Commission ~d the City Council at the time of preliminary plat review. <br />Since that time, you have submitted revised elevations that show stone rather than the <br />brick that was previously shown. The stone has been extended up further on the <br />middle Uluts; Staff believes this resolves the previous issue related to the building <br />elevations. <br /> <br />The TO\vn Center Development Guidelines call for a mi1Umum of 35% brick or stone, <br />. unless the design is enhanced through other details such as articulation in the roof or <br />fac;ade, color changes, or material changes. The elevations do not include at least 35% <br />stone, but Staff believes that enough other details are included to satisfy this <br />requirement. <br /> <br />-234- <br />
