<br />Final Plat and Final Site Plan Review: Gables Terrace <br />March 4,2008, Revised June 17, 2008 <br />PageS 0}6 <br /> <br />City Code calls out for a separate review of all Town Center plans by the RTC <br />ReviewBoard, of which City Staff is a majority. Several of the Board members are no <br />longer available to serve on the Committee,and so City Staff is incorporating the <br />separate Board review process into the regular inter-department plan review process. <br /> <br />18. Off-Street Parking RequirementslDriveways: The TC-4 District requires 2 off- <br />street parking spaces for each unit; each unit has its own driveway and 2-car garage, <br />thus satisfying this requirement. All driveways also meet the 20-foot minimum length <br />requirement. Parking is permitted on the adjacent streets. <br /> <br />19. Landscaping: The revised landscaping plan, dated June 16, 2008, is generally <br />acceptable with the following comments: <br />. Location of street trees may need to be adjusted at time of installation to ensure <br />.that proper sight distances at intersections are maintained and that there is <br />adequate spacing between trees and hydrants (at least 15 feet). <br />. Please provide a recommended maintenance plan, including appropriatetime <br />intervals for said maintenance, regarding the rain garden/infIltration basin area. <br /> <br />20. Ground CoverlIrrigation: The development is required to establish sod in all areas <br />not improved v,rith structures or pavement. An irrigation system will need to be <br />provided throughout the development where sodded and landscaped areas will be <br />established. Any irrigation systems will need to be reviewed and approved by the City <br />Engineer. <br /> <br />21. Mailbox Location: The placement of mailboxes for the townhome units should be <br />located along the private streets when possible. Location of mailboxes along public <br />streets will need to be clustered and is subject to the review and approval of the <br />Streets Supervisor. . <br /> <br />22. Address Signage: The City will be requiring an address location sign (specifying the <br />addresses contained in each building) to be placed at the entrance of all private streets. <br />The required signage will assist emergency services in . locating a specifIc unit when <br />called to the site. In order to assist Staff in review of the placement of signs andto <br />ensure an orderly look of the site, please revise the signage and striping plan to show <br />address signs. The address signage is subject to the review and approval of the City <br />Engineer and Police Chief. It should be noted that signs identifying the development <br />will require a separate sign permit. <br /> <br />23. RED Number: . The City has e~acted a quarterly drainage utility charge. The charge <br />for townhomes is the same as for single family residences and is currently $8.581. <br />quarter. <br /> <br />-235- <br />
