<br />Management Intern Gladhill stated that Anderson Dahlen, Inc. has submitted a Sketch Plan <br />application to replat two parcels in AEC Energy Park 4th Addition. The subdivision is needed in <br />order to accommodate a proposed expansion of the existing facility on Lot 1, Block 1, AEC <br />Energy 4th Addition. <br /> <br />The applicant is seeking to expand the facility on the subject property which will require a minor <br />subdivision to re-plat Lot 1 Block 1 AEC Energy Park 4th Addition and Outlot A AEC Energy <br />Park 4th Addition. The property is currently zoned E-2 Employment. The proposed subdivision <br />is necessary to accommodate a proposed expansion of the existing facility. <br /> <br />No new accesses are proposed as part of the minor subdivision and expansion ofthe facility. The <br />existing facility on Lot 1 currently has two accesses onto Sunwood Drive. Lot 2 will gain access <br />from 143rd Ave. <br /> <br />Drainage, grading, utility, and landscape plans will be reviewed as part of the Site Plan <br />Application submittal. <br /> <br />Park Dedication, Trail Dedication, Stormwater Fees, Sanitary Sewer Trunk Charges and Water <br />Trunk Charges will be required on the previously designated Outlot A of AEC Energy Park 4th <br />Addition. <br /> <br />The sketch plan process provides the Planning Commission the opportunity to relay to the <br />developer components of the proposed subdivision related to street network, and overall design <br />that are acceptable and components that may need further analysis during final plat submittal. <br /> <br />Staff recommends that the applicant move forward as proposed. <br /> <br />Commission Business <br /> <br />Mr. Dave Knoll, partner of Knoll Properties and Anderson Dahlen, explained to the Commission <br />what they were looking to add to their facility. <br /> <br />Vice Chairperson Levine asked if employment will increase with the increased space. <br /> <br />Mr. Knoll indicated it would. <br /> <br />Commissioner VanScoy stated the applicant received the City letter regarding the subdivision <br />plan and he wondered if there were any questions on that. <br /> <br />Mr. Knoll stated in regards to the fees they were in disagreement with because he believed they <br />were being charged fees for both lots and not just the addition. <br /> <br />Management Intern Gladhill stated there were some additional charges on the new Lot 1 that was <br />formerly a portion of Outlot A. <br /> <br />Planning Commission/June 5, 2008 <br />Page 6 of 12 <br />
