Expansion <br /> <br />Dear Mr. Sharp: <br /> <br />We are in receipt of a. Site Plan, Landscape Plan, Floor Plan, and Building Elevations <br />prepared by Lampert Architects dated June 30, 2008. We offer the following comments: <br /> <br />General: The site plan is proposing a 25,656 square-foot manufacturing and office facility. <br />A minor subdivision has also been applied for and will be considered separ~te of the Site <br />Plan AppHcation. <br /> <br />Zoning: The site is zoned E-l Employment. Offices, warehouses, and manufacturing <br />facilities are permitted uses within this district. <br /> <br />Access: The site will derive access from Sunwood Drive and two shared accesses with the <br />existing Panther Precision facility located to the west. In addition, a driveway. easement is <br />proposed to serve all access to Azurite Street. Cross access easements will be required for <br />the accesses shared between sites. <br /> <br />- <br />Lot Coverage: The lot is 95,844 square feet, which equates to a building coverage of 26% <br />(45% is the maximum permitted by City Code). The site plan also indicates a future <br />expansion of .10,080 square feet. With the proposed, future expansion, building coverage <br />would be 35,736 square feet, or 37% building coverage, still within current City Code <br />requirements. <br /> <br />Utilities: The facility will be served by municipal sewer and water, and is proposed to <br />COlmect to existing service stubs along Azurite Street. <br /> <br />Setbacks: The E-l Employment District requires front, side, and rear building setbacks of 35 <br />feet, 35 feet, and 20 feet, respectively. Parking lots and paving must be 20 feet from the street <br />right-of-way. The proposed site plan indicates compliance with this requirement. <br /> <br />Architectural Standards: Within the E-l Employment District, exterior wall finishes on <br />buildings must consist of brick, stucco, glass, wood, stone, pre-cast panels whose surfaces . <br /> <br />16 <br />
