Wilkening, P.E. <br />Hakanson Anderson Associates, Inc. <br />3601 Thurston Ave <br />Anoka, MN 55303 <br />Re: Final Plat Review: TC Trail <br />Dear Brad: <br />We are in receipt of the proposed final plat to re-plat Lot 4a, Block 1, Sunfish <br />Lake Park Business Addition and Lot 1, Block 1, of Sunfish Lake Business Park <br />2°d Addition on behalf of the City of Ramsey. The final plat consists of one sheet <br />prepared by Hakanson Anderson Associates, Inc., dated August 4, 2008. We <br />offer the following comments: <br />1. General: The proposed plat is approximately .4.58 acres in size and is <br />located on at the intersection of Sunwood Drive and Azurite Street N.W. <br />The intent of the plat is to reconfigure the lots to accommodate an <br />additional facility for Panther Precision. <br />2. Zoning: The property is currently zoned E-1 Employment; manufacturing <br />and office space are a permitted use in this district. <br />3. Densi :The proposed subdivision lot sizes are compliant with City Code <br />requirements. <br />4. Streets: The plat will receive access from existing dedicated and <br />improved public streets. Lot 1 and Lot la propose to have one access on <br />Sunwood Drive N.W. The final plat differs from the sketch plan in. that <br />additional property is being platted to facilitate the site plan intent to also <br />have an access onto Azurite Street N.W. The sketch plan anticipated an <br />easement across City property to provide that Azurite access. City Staff <br />finds this modification acceptable as a second access to industrial property <br />for truck traffic circulation is desirable. In addition, two accesses to the <br />shared parking lot with the adjacent, existing Panther Precision facility are <br />proposed. <br />-265- <br />
