Setbacks: The E-1 District requires the following structure setbacks: 35 <br />foot front yard setback, 20 foot side yard setback, and 35 foot rear yard <br />setback. Compliance with the established setbacks is verified on the Site <br />Plan for the development of the site with a second facility for Panther <br />Precision. <br />6. Graclin~ and Drainage: The Grading and Drainage Plan will be addressed <br />in the Site Plan review letter. <br />7. Easements: As requested at the time of sketch plan review, the final plat <br />encumbers the existing storm sewer along the north property line of Lot <br />lA with a drainage and utility easement. . <br />8. Traffic Generation Analysis: Given .the size of the addition and no <br />additional proposed. accesses, a traffic generation analysis will not be <br />required at this time. <br />9. Sewer and Water Trunk: The development will need to be served by <br />municipal water 'and sanitary sewer. .The current rate for commercial <br />development is $7,914 per acre for water and $3,630 per acre for sanitary <br />sewer, for a total charge of $26,550.00 per acre (2.3 acres x $11,544.00): <br />Since. this plat is a City initiative, these trunk fees will be addressed <br />through• the Site Plan for Panther Precision 'and the associated TIF <br />Agreement. The rate at the time of construction will be collected prior to <br />issuance of a building permit. <br />10. ..Park Dedication: All park dedication requirements for the subject <br />property were previously satisfied with the plats of Sunfish Lake Business <br />Park and Sunfish Lake Business Park 2°d Addition. <br />11. Trail Development Fees: Tlie City has enacted a Trail Development Fee. <br />The current. rate is $1,090 per acre; for a total charge of $2.510.00 (2.3 <br />acres x $1,090.00): Since this plat is a City initiative, this fee will be <br />addressed through the Site Plan. for Panther Precision and the associated <br />TIF Agreement. The rate in effect at the time of construction will be <br />collected prior to issuance of a building permit. <br />12. Sidewalks: No sidewalks are being proposed as part of the plat. <br />13. Stormwater Management Fee: The City requires a payment for <br />stormwater management fees and the current commercial rate is $4,238 <br />per acre, which equates to a fee of $9,747.00 (2.3 acres x 4;238).
