Expansion <br />Dear Mr. Sharp: <br />We are in receipt of a Site. Plan, Landscape Plan, Floor Plan, and Building Elevations prepared <br />by Lampert Architects dated June 30, 2008. We offer the following comments: <br />General: The site plan is proposing a 25,656 square-foot manufacturing and office facility. A <br />minor subdivision has also been applied for and will be considered separate of the -Site Plan <br />Application. .Changes to the minor plat application have been submitted. .Please submit a <br />revised site plan that reflects the changes to the plat. <br />Zoning: The site is zoned E-1 Employment. Offices, warehouses, and manufacturing facilities <br />are permitted uses within this district. <br />Access: The site will derive access from Sunwood Drive and two shared accesses with the <br />existing Panther Precision facility located to the west. Cross access easements will be required <br />for the accesses shared between sites. The revised minor plat includes a flag lot that allows for <br />access to Azurite Street for a total of tfvo accesses. City staff frnds this plan acceptable, as most <br />industrial parcels have two accesses. . <br />Lot Coverage: The lot is 95,844 square feet, which equates to a building coverage of 26% (45% <br />is the maximum permitted by City Code). The site plan also indicates a future expansion of <br />10,080 square feet. With the proposed, future expansion, building coverage would be 35,736 <br />square feet, or 37% building coverage, still within current City Code requirements. <br />Utilities: The facility will be served by municipal sewer and water,. and is proposed to connect to <br />existing service stubs along Azurite Street. <br />Setbacks: The E-1 Employment District requires front, side, and rear building setbacks of 35 <br />feet, 35 feet, and 20 feet, respectively. Parking lots and paving must be 20 feet from the street <br />right-of--way. The proposed site plan indicates compliance with this requirement. <br />-276- <br />
