Site Plan Review: Pa~ather Precision <br />August 1, 2008, ~•evised August 8, 2008 <br />Page 2 of 4 <br />Architectural Standards: Within the E-1 Employment District, exterior. wall finishes on <br />buildings must .consist of brick, stucco, glass, wood, stone, pre-cast panels whose surfaces have <br />decorative material or texture, or other materials as approved by the City Council. The site plan <br />indicates -the proposed facility will be pre-cast rib panels with exposed aggregate finish for <br />accent. The architectural elevations also indicate a smooth cast in band for architectural accent. <br />City. staff finds this acceptable. City staff also notes that these architectural elements should be <br />.carried in the proposed, future expansion as well. <br />Waste Storage: City Code requires waste storage facilities to be enclosed. The proposed site <br />plan does not indicate waste storage intentions. if it is your intention to store waste. containers <br />inside the facility, please indicate that on your site plan. Please submit a revised site plan that <br />addresses this matter. <br />Off-Street Parking -Spaces Required: City Code requires one parking stall for every 1,000. <br />square feet of manufacturing/warehouse space and one stall for every 300 square feet of office <br />space. The site plan indicates that the proposed building will consist of 1.,671 square feet of <br />office space and 23,985 square feet of warehouse space, for a total of 30 parking stalls. The site <br />plan Sheet T1 indicates 20 striped parking stalls and 10 proof of parking stalls for a total of 30. <br />However, site plan Sheet Al only indicates 19 stalls and. 10 proof of parking stalls. Please <br />submit a revised site plan that addresses- this matter. Furthermore, City staff notes that the <br />proposed, future expansion of the facility will equate into additional parking requirements. <br />Space is somewhat limited on the site. <br />Off-Street Parking -Design: The site plan indicates that the parking area will be asphalt with <br />concrete curbs and gutters. The proposed access, from the existing site, on the .south side of the <br />new building will be reduced when the future addition is constructed and may restrict traffic flow <br />in that location. <br />Lighting:- City standards require that the luminaire (light .source) must. not be visible from <br />beyond the property line. Shop drawings for new lighting fixtures have been submitted and are <br />subject to City Engineering approval. <br />Signage: Any new signage on the property will require a sign permit, which is approved <br />separately from the site plan. <br />Landscaping: City Code requires one (1) additional tree for every 1,000 square feet of building <br />footprint area and one (1) tree for every ten new parking stalls as well as -one (1) sluub per 300 <br />square feet of building footprint area. The proposed facility is roughly 25,656 square feet and <br />includes thirty (30) new parking stalls. Per City Code, twenty-nine (29) trees and eighty-six (86) <br />shrubs should be installed. The landscaping plan, dated June 30, 2008, provides eleven (11): <br />trees and twenty-six (26) shrubs. The following comments .are offered regarding the landscaping <br />.plan: <br />s An additional eighteen trees and sixty shrubs would be necessary to satisfy the <br />.requirements of City Code . <br />-277- <br />
