Site Plan Reviely: Pa~athef• Precision <br />August 1, 2008, revised August 8, 2008 <br />Page 3 of 4 <br />• Hardwood shredded mulch should be placed over the area of the root ball but not <br />piled against the tree of the trunk. <br />You have met with various City staff regarding the opportunity to locate some of the planting <br />requirements on the adjacent city-owned lot containing the regional stormwater pond. City staff <br />will continue to work with you to explore this opportunity. Please submit a revised site plan that <br />indicates your proposal to. locate the additional plantings necessary to satisfy City Code <br />requirements. No building peg°mit will be issued prior to a revised la~zdscapirrg plan being <br />submitted that satisfies City Code requirements. <br />Irrigation: All new landscaping shall be irrigated by an in-ground system. Irrigation metering <br />and backflow devices shall be approved as part of the Utility Plan, and installed accordingly. <br />Irrigation rain sensors shall be installed and appropriately placed throughout the site. Notes must <br />be added to the plans and uformation provided to insure compliance with these requirements. <br />Tree Preservation: There are no significant trees requiring preservation, thus, no tree <br />preservation plan is necessary. <br />Drainage and Grading: A grading, drainage, and erosion control has .been prepared for this <br />proposed facility by Hakanson Anderson, Inc. dated. July 3, 2008. The following items must be <br />revised with the building permit submittah <br />• Please provide information on where the existing catch basin at the southerly shared <br />access drains to. <br />• The storm sewer at the proposed access to Sunwood Drive should separate the existing <br />system from-the proposed design. The associated drainage and utility easement shown <br />on the proposed plat should also reflect this revision. <br />• The proposed pipe run from CBMH-2 to the FES in the pond must be RCP, not the <br />CPP proposed. <br />• Please provide spot elevations on the existing curbline for, the property to the south, <br />and around the monitoring well in the northwest corner of the proposed site. <br />• Reach 900 on the drainage calculations shows 8.04 cfs coming in but only 2.46 cfs <br />coming out; please clarify what subcatclunent and reach 900 are. <br />• All FES's must have an invert within one foot of the pond bottom, and trash guards <br />must be included. The existing FES's on the east side of the pond should be reviewed <br />to investigate this requirement as well. <br />• Notes should be included to .show erosion control blanket on-the pond slopes, and the <br />proposed seed mix should include the appropriate fertilizer application rate (if <br />applicable). <br />• The detail proposed for the inlet control device should be deleted and notes added for <br />the installation of Wimco's or approved equal. Locations for each should be clearly <br />marked on the plans as well. <br />• A note must be added to the utility plan specifying the use of class 53 pipe for all <br />ductile iron watermain 6" in diameter and smaller. <br />-278- <br />
