<br />CASE # J.. <br /> <br />PUBLIC HEARING <br />REQUEST FOR A VARIANCE TO ACCESSORY <br />BUILDING SIDEWALL HEIGHT RESTRICTIONS; <br />CASE OF CHAD AND MELODIE STORBAKKEN <br />By: Chris Anderson, Environmental Coordinator <br /> <br />Background: <br /> <br />Section 9.11.02 (Accessory Uses and Buildings) of Ramsey City Code regulates not only the <br />overall height of accessory buildings, but also sidewall height on properties less than two (2) <br />acres. Mean gable height is limited to sixteen (16) feet and sidewall height, on properties less <br />than two (2) acres in size, is limited to ten (10) feet. The applicants are proposing to construct a <br />detached accessory building that complies with the. overall mean gable height limit of sixteen <br />(16) feet but with sidewalls that are thirteen and a half (13.5) feet tall. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Site layout <br />c) Building elevation <br />d) Site pictures <br />e) Signatures of two neighboring property owners supporting the request <br />f) Proposed Findings of Fact <br />g) Proposed resolution to approve the variance request <br /> <br />N otmcation: <br /> <br />State statute requires notification of the public hearing to property owners within 350 feet of the <br />subject property. Staff sent out notices to all property owners within 350 feet. <br /> <br />Observations: <br /> <br />The 'subject parcel is approximately 1.44 acres in size and is zoned R-l Single Family <br />Residential (Rural Developmg). The surrounding parcels appear to be similar in size or a little <br />larger and are also zoned R-l Single Family Residential (Rural Developing). <br /> <br />The purpose of the proposed accessory building is to provide inside storage of vehicles, <br />recreational equipment and other miscellaneous items. The square footage of the proposed <br />building (1,200), coupled with the existing attached garage (576 square feet) and shed (96 square <br />feet) is within the limits allowed by City Code. Furthermore, the proposed location meets or. <br />exceeds all applicable setbacks. <br /> <br />Currently, the.re is a larger truck on the property that is stored outside and the applicants are <br />anticipating purchasing a RV in the future, both of which would require an overhead clearance of <br /> <br />1 <br />
