The sketch plan consists of'two (2) <br />sheets dated May 30, 2008, prepared by HakanSdl1 Anderson Associates, Inc. We, offer the <br />following corni'nenta: <br /> <br />1. General: The subject property is' a,pproxiIna.tely 5,08 aCl'e~ in size and is located ~outh of <br />Highway 10 at the border of the cities of Rw:nseyand Anoka.. The sketch plan 'ie <br />proposing to plat a lot for the existing commercial use and one outlot for the remaicing <br />undeveloped parcel. Thero are cUrrently fom' (4 )a.ccessory structures on the proposed <br />outlot that will need to be removed upon recording of the plat. You stated during our <br />phone co:c:versa:tion on Tuesday, August 2~, 2008 that your plan was. to record on the <br />abstract document that t~ose buildings shall be removed upon sale. <br /> <br />2. Zoning: Currently, the property has dual zoning; E-l Employment and R.l Residential. <br />The proposed Lot 1 will contain the existing industrial use and remain zoned E.l <br />Employment. The proposed Outlot A would continue to have a dual-zoning designation <br />of R.l and E-l. City staff finds this acceptab~e ill this instance, as the City's <br />Comprehensive.l?lan is in the process of being updated. Through that pro,cess,. the land <br />use designation and zoning can be amended so that Outlot A has Ol'le zoning designation. <br /> <br />3. Missi~si~pi &ye~ Overlg.v l:;istri~t. A portion of Outlot A is lqcated in the 11ississippi <br />River Overlay District. All development projects in this District that includ.e platting tl'le <br />property are required to sub~t a Site Development Plan. The district statea tllat the <br />development shall preserve S 0% of the land a.s open space, and restrict wpervious <br />(rooftop and pavement) to :25% of the lot area (or up to 35% with a Conditional Use <br />Permit). It is also noted that the .ma.x.imum structure height Ul the Overlay District is 35 <br />feet. Compliance would h.ave to be veri:tied, at the time Outlot A is developed. <br /> <br />...,. <br />4. MississiJipi River Regional Trail Corridor/King's Island Access. The proposed o.utlot A <br />currently contains a road easement dedicated to the city of Ramsey.
