<br />CASE # <br /> <br />,., <br /> <br />REQUEST FOR FINAL PLAT APPROVAL OF SAINT KATHARINE DREXEL <br />CATHOLIC CHURCH; CASE OF SAINT KATHARINE DREXEL <br />CATHOLIC COMMUNITY <br />By: Sylvia Frolik, Asst. Community Development Director <br /> <br />Background: <br /> <br />The City has received an application for final plat approval from Saint Katharine Drexel's <br />Catholic Community for a minor subdivision of the property located on the northwest comer of <br />Variolite Street N.W. and 161 st Avenue N.W. There proposed project also requires a siteplan for <br />the construction of the church, a comprehensive plan amendment to include the property in the <br />urban service area, and a conditional use permit to allow a church in a residential zoning district. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Proposed Final Plat <br />c) Planning Commission meeting minutes dated April 3, 2008 <br />d) City Council Work Session minutes dated May 6,2008 <br />e) City Staff RevIew Letter dated September 18,2008 <br />f) Proposed Development Agreement <br />g) Proposed Final Plat Resolution <br /> <br />Notification: <br /> <br />In accordance with City Code; property owners within 700 feet of the application were notified <br />of the sketch plan proposal that was reviewed by the Planning Commission in April, 2008~ <br /> <br />Observations: <br /> <br />Saint Katharine Drexel Catholic COinmunity is proposing a 10,000 square foot church to be <br />located on the 37.5 acre site just east of Central Park on 161 st Avenue. As part of their <br />application, they are requesting a minor subdivision to create a 4.5 acre lot where the church will <br />be located. The remaining 33 acres will be platted as Outlots A and B at this time. Outlot A will <br />be dedicated to the City to satisfy park dedication requirements. The land will be used for future <br />improvements that will enhance Central Park. Outlot B will be retained by the Church for <br />possible future development. Lot 1 meets the minimum lot width, frontage, and size <br />requirements. <br /> <br />As a part of the minor subdivision, the applicant is dedicating 30 feet of additional right-of-way <br />for Variolite Street, in accordance with the City's request. Lot 1. will gain public access from <br />161st Avenue N.W. ' <br /> <br />No updated wetland delineation or buffering will be required at this time because the wetland <br />area lies within Outlot B. However, ifand when Outlot B is platted for development, a wetland <br />delineation and wetland buffering will apply. . <br /> <br />-231- <br />
