The fInal plat consists of one (1) <br />sheet prepared by Anderson Passe Associates, dated received by the City on September 5, 2008. <br />We offer the following comments regarding your application: <br /> <br />General: . The property consists of a 37.5 acre, unplatted parce1. The proposed minor <br />subdivision will create a 4.5 acre lot for the development of Saint Katharine Drexel's Church. <br />The bulk of the remainder of the property will be platted as Outlot B for possible further <br />development in the future. There is also an Outlot A platted along the west boundary of the <br />Plat that will be deeded to the City to satisfy. park dedication requirements. City Code <br />establishes churches as a conditional use in the R-1 Residential District. The applicant has <br />applied for a conditional use permit. The Planning Commission conducted a public hearing <br />and recommended approval of the conditiorial use permit request. . <br /> <br />Zoning: The property is located in the R-1: Rural Developing zoning district. The applicant <br />is also seeking~a comprehensive plan amendment to place the property in the urban service <br />area so that the development will be eligible for sanitary sewer and municipal water. The <br />Planning Commission has conducted a public hearing- and recommended approval of the <br />minor comprehensive plan amendment. For site plan review purposes, the B-1 performance <br />standards are being utilized due to the commercial nature of the proposed land use. <br /> <br />Lot Size and Width Requirements: Lot 1 is proposed to be 196,020 square feet or 4.5 acres <br />in size; lot width is approximately 306 feet. This conforms to the minimum lot size of .5 <br />. acres and lot width of 100 feet within the B-1 Business district. <br /> <br />Acces$ and Streets: The development project on Lot 1 will gain access from 161st Avenue; <br />no direct access to Variolite Street N.W. will be permitted. The site plan proposes 2 accesses <br />onto 161st Avenue N.W. The proposed locations of these accesses are acceptable to the City <br /> <br />-241- <br />
