<br />The church buildinR is proposing to seat a maximum of 525 people. City Code requires 1 parking <br />space for every 3 seats for this type of use, which equates to 175 parking spots. The applicant is <br />proposing 186 parking spaces, which exceeds the total amount of parking required for the site <br />plan. <br /> <br />Engineering plans have been submitted and comments are contained in the review letter. A <br />utility and stormwater management plan has been submitted. The site plan proposes connecting <br />to sewer and water from existing stubs in the intersection ofVariolite Street and 161st Avenue. <br /> <br />The final Landscape Plan has not been submitted, but is expected prior to the Council meeting on <br />'September23. The Plan is being modified. to comply with Staffs comments during preliminary. <br />review. <br /> <br />Building elevations have been submitted and the exterior finish of the building will be a <br />combination ofhardiplank, glass, and cuJ.tured stone veneer.
