<br />g. Installation of irrigation system in accordance with the approved plan prepared by Station <br />Nineteen Architects, Inc., dated , revision dated ,2008. <br />h. Irrigation metering and backflow devices shall be approved as part of the Utility Plan, and <br />installed accordingly. <br />1. Irrigation rain sensors shall be installed and appropriately placed throughout the <br />development. <br /> <br />("Required Improvements"). <br /> <br />5. FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these items on <br />the Site shall be as directed by the City's Fire Chief. <br /> <br />6. LIGHTING. Lighting shall be installed on the site in accordance with City Code and the <br />submitted lighting plan prepared by and dated ,2008. <br /> <br />7. BUILDING FACADE. The Permittee agrees to construct all building faces of the same <br />material as listed on the Building Elevations prepared by Station Nineteen Architects, Inc. <br />dated August 11, 2008. <br /> <br />8. REQUIREMENTS FOR BUILDING PERMIT. No building permit for the Site will be <br />issued until the Permittee has: a) signed and returned this Development Permit, b) provided the <br />City with the required financial sureties and fees and fulfilled all obligations associated with <br />this Development Permitand the Development Agreement for the final plat of-Saint Katharine <br />Drexel Catholic Church; and c) recorded the Plat at Anoka County. <br /> <br />No Certificate of Occupancy for the structure will.be issued until the Required Improvements, <br />or a finanCial surety for same, are accepted by the City. <br /> <br />9. IMPROVEMENT CONSTRUCTION SCHEDULE. The Required Improvements shall be <br />completed before October 1,2009. <br /> <br />10. RECOGNITION OF LOCATION. The Permittee herein agrees to recognize Ramsey as the <br />City oflocation on all forms of advertising and business correspondence whenever reasonably <br />prudent to do so. <br /> <br />11. STORMWATER MANAGEMENT FEE. The CITY has enacted a Stormwater <br />Management Fee in the amount of Four Thousand Two Hundred Thirty Eight Dollars and no , <br />cents ($4,238.00) per commercial acre; The amount of Stormwater Management Fee due on <br />the Site is Nineteen Thousand Seventy One Dollars and no cents ($19,071.00). A cash <br />payment will be required prior to the CITY releasing the Building Permit. <br /> <br />12. FINANCIAL SURETY. In order to ensure the installation of the Required Improvements in <br />accordance with City specifications and in a timely manner, the Permittee shall be required to <br />deposit with the City a cash escrow or letter of credit, approved as to form by the City, in the <br />amount of Eight Hundred Thirty Eight Thousand Dollars and no cents ($838,000.00), which is <br />150% of the City's estimated cost of the Required Improvements. Prior to the issuance of the <br />building permit, all financial guarantees must be provided as required herein. <br /> <br />-279- <br />
