We offer the following
comments:

General: The site plan is proposing an 11,208 square-foot manufacturing and office facility
in the Gateway North Industrial Park and is located generally at the southeast comer of
Bunker Lake Boulevard NW and Azurite Street NW.

Zoning: The site is zoned E-1 Employment. Offices, warehouses, and manufacturing
facilities are permitted uses within this district.

Access: The site will have a single access from Azurite Street NW.

Lot Coverage: The lot is 42,356 square feet, which equates to a building coverage of 27%
(45% is the maximum permitted by City Code). No expansions are being indicated on the
plan. Given the lot configuration, it appears the proposed building maximizes the amount of
buildable area available.

. .
Utilities: The facilitY will be served by municipal sewer and water, and is proposed to
connect to existing service along Azurite Street. Adequate fire protection, including
locations of hydrants and PIV will be reviewed.by the Fire Inspector.

Setbacks: The E-1 Employment District requires front; side, and rear building setbacks of 35
. feet, 35 feet, and 20 feet, respectively. Parking lots and paving must be 20 feet from the street
right-of-way. The proposed site plan indicates compliance with this requirement.

Architectural Standards: Within the E-1 Employnient District, exterior wall finishes on
buildings must consist of brick, stucco, glass, wood, stone, pre-cast panels whose surfaces
have decorative m.aterial or texture, or other materials as approved by the City Council.
