Site Plan Review: TAG Machine
September 26,2008
Page 3 014

Tree Preservation: There are no significant trees reqUiring preservation, thus,.. no tree
. preservation plan is necessary.

Drainage and Grading: A. grading, drainage, and erosion control has been prepared for this
proposed facility by Hakanson. Anderson, Inc.. dated August 28, 2008. The. following items
must be revised with the buil~~g permit submittal:

. Additional topo shots are required for the. property to the south to identify drainage
patterns. How will the drainage patterns be altered under this proposal? Where will
this site discharge to the pond? If sheet flow is proposed, slope reinforcement must
be provided to protect against ~rosion; . .
. A portIon of the proposed pond is shown on the adjacent property to the south.
Information must be provided showing the property oWner consent to this
encroachment, and drainage and utility easements must be granted over the ponding
area.
. The storm sewer calculations do not appear to account for the drainage coming from
, the building rooftop. How will roof drainage.be accommodated?
. Ii appears as if a majority ofthe.runoff fr~)lll this site will be directed to CBl, please
verify that there is adequate inlet capacity to handle this ruIioffso as to not direct
., water onto AzUrite Street. If the overflow from this low point basin is proposed to
discharge overland to the pond, a reinforc~d area must be provided to protect against
erOSIOn.
.. All storm sewer pipes discharging to the proposed pond must be RCP, and the FES' s
must have an invert within l' of the pond bottom. The 2 westerly pond inlets sp.ould
be combed to minimize short circuiting.
. The proposed skimmer structure must be relocated out of the City right-of-way..
Please check for consistency between the notes on the plan sheets and the detail for
this structure as well. .
. The developer is responsible for obtaining any permits required from other regulatory
agencies, including but not limited to a stormwater construction permit from the
MPCA,and a Lower Rum River Watershed permit.

Loading Docks: City Code requires One loading dock for the first 10,000 square feet of floor
space and one loading dock for every additional 25,000 square feet of floor space. The
expanded building proposes to have a one loading dock and one loading berth, acceptable to
City Code standards~ .

. ;Park Dedication: The park dedication fee will be addref;sed through the Tax Increment
Financing Agreement between the property owner and the City of Ramsey.

Stormwater Management Fee: The Stormwater Management Fee will be addressed through
the Tax; Increment Financing agr~ement between the property owner and the City of Ramsey.

42
