g. Irrigation rain sensors_ shall be installed and appropriately placed throughout the <br />development. <br />S. FIRE LANES. Fire lanes shall be maintained on. the Site,. The exact location of these <br />items on the Site shall be as directed by the City's Fire Chief, <br />b. LIGHTING. Lighting shall be installed on the site in accordance with the specifications <br />and locations as shown on the Lighting Plan and attachments prepared by Lampert <br />Architects dated August 29, 2008. <br />7. BUILDING FACADE. The Permittee agrees to construct all building faces of the same <br />material as listed on the Building Elevations prepared by Lampert Architects, dated <br />August 29, 2008. <br />8. REQUIREMENTS FOR BUILDING PERMIT. No building permit for the Site will be <br />issued ' until the Permittee has: a) signed and returned this Development Permit; b) <br />provided the City with a copy of the. Lower Rum. River Water Management Organization <br />and Minnesota Pollution Control Agency permits, c) paid all fees required under this <br />Development Permit. No Certificate of Occupancy for the structure will be issued until <br />the Required Improvements, or a financial surety for same, are accepted by the City, <br />9. IMPROVEMENT CONSTRUCTION SCHEDULE. The Required Improvements <br />shall be completed before October 14, 2009. <br />10, RECOGNITION OF LOCATION. The Permittee herein agree to recognize Ramsey as <br />the City of location on all forms of advertising and business correspondence whenever <br />reasonably prudent to do so. <br />11. INSPECTION FEES. The Permittee shall be responsible for all inspection costs <br />incurred by the City related to the installation of the Required Improvements, The <br />Permittee shall make a cash deposit into the appropriate escrow account at the City and <br />the City shall have the authority to draw upon these funds for the purpose of <br />compensating for inspection services. The amount of the deposit shall be equal to five <br />percent (S%) of the estimated' cost of the Required Improvements, which equates to Four <br />Thousand Eight Hundred Two Dollars and No Cents ($4,$02.00) This is to cover the <br />cost of inspecting, the storm sewer construction, site grading and connection to City <br />utilities, Upon cornpletion of the Required Improvements to the satisfaction of the City, <br />any surplus balance remaining in the City's escrow account shall be refunded to the <br />Permittee. <br />12, MUNICIPAL UTILITIES. Sewer and water trunk fees will be financed through the Tax <br />Increment Financing district established by the City. <br />13. STORMWATER MANAGEMENT FEES.
