We offer the following <br />comments: <br />General: The site plan is proposing an 11,208 square -foot manufacturing and office facility <br />in the Gateway North Industrial Park and is located generally at the southeast corner of <br />Bunker bake Boulevard NW and Azurite Street NW. <br />Zoning: The site is zoned E-1 Employment. Offices, warehouses, and manufacturing <br />facilities are permitted uses within this district. <br />Access: The site will have a single access from Azurite Street NW, <br />Lot Coverage: The lot is 42,356 square feet, which equates to a building coverage of 27% <br />(45% is the maximum permitted by City Code), No expansions are being indicated on the <br />plan. Given the lot configuration, it appears the proposed building maximizes the amount of <br />buildable area available. <br />Utilities: The facility will be served by municipal sewer and water, and is proposed to <br />connect to existing service along Azurite Street, Adequate fire protection, including <br />locations of hydrants and PTV will be reviewed by the Fire Inspector. <br />Setbacks: The E-1 Employment District requires front, side, and rear building setbacks of 35 <br />feet, 35 ;feet, and 20 feet, respectively. Parking lots and paving must be 20 feet from the street <br />right-of-way. The proposed site plan indicates compliance with this requirement, <br />Architectural Standards: Within the E-1 Employment District, exterior wall finishes on <br />buildings must consist of brick, stucco, glass, wood, stone, pre -cast panels whose surfaces <br />have decorative material or texture, or other materials as approved by the City Council.
