City Staff <br />finds this acceptable. <br />Waste Storage: City Code requires waste storage facilities to be enclosed. The site plan <br />indicates that waste storage will be inside the facility, acceptable to City Code standards. <br />Off -Street Parking - Spaces Required: City Code requires one parking stall for every 1,000 <br />square feet of manufacturing/warehouse space and one stall for every 300 square feet of <br />office space. The site•plan indicates that the proposed building will consist of 1,613 square <br />feet of office space and 9,596 square feet of warehouse space, for a total of 18 parking stalls. <br />The site plan Sheet Tl indicates 1.6 striped parking stalls. Given the irregular lot <br />configuration and amount of employees proposed for the facility, the amount of parking stalls <br />proposed is acceptable. <br />Off -Street Parking.- Design: The site plan indicates that the parking and maneuvering areas <br />will be asphalt with concrete curbs and gutters. <br />Lighting: City standards require that the luminaire (light source) must not be visible from <br />beyond the property line, Shop drawings. for new lighting fixtures have been submitted and <br />are subject to City Engineering approval. <br />Signage: Any new signage on the property will require a sign permit, which is approved <br />separately from the site plan and building permit. However, please note that ground signs are <br />not permitted in any easement. <br />Landscaping: A minimum of seventeen (17) trees and thirty-seven (37) shrubs must be <br />installed (based on the lineal footage.of the site [844 feet] and the number of parking stalls <br />[16] for trees and building area for shrubs). The proposed landscaping meets or exceeds the <br />minimum planting standards .and includes a good mix of species. The landscaping plan, <br />dated August 29, 2008,.is generally acceptable with the following comments: <br />• Planting depth shall be such that the root flare (1" set of primary roots) is at or just <br />above grade level. Please note that this is not necessarily the same as the top of soil <br />ball. "frees planted too deeply will be rejected. <br />* At installation, only prune branches that are broken or deformed (do NOT prune 1/3 <br />of foliage as shown in the tree planting detail), <br />• Any pruning cuts that are necessary shall be made just outside the branch collar, <br />NOT Flush with bark. <br />Please submit revised tree planting detail to address these issues. <br />Irrigation: All new landscaping shall be irrigated by an in -ground system. Irrigation <br />metering and backflow devices shall be approved as part of the Utility Flan, and "installed <br />accordingly. Irrigation rain sensors shall be installed and appropriately placed throughout the <br />site., Notes must be added to the plans and information provided to insure compliance with <br />these requirements. <br />—264— <br />
