Site .Flan Review: TAG .Machine <br />September 26, 2008 <br />Page 3 of 4 <br />Tree Preservation: There are no significant trees requiring preservation, thus, no tree <br />preservation plan is necessary, <br />Drainage and Grading: A grading, drainage, and erosion control has been prepared for this <br />proposed facility by Hakanson Anderson, Inc. dated August 28, 2008. The following items <br />must be revised with the building permit submittal: <br />• Additional topo shots are required for the property to the south to identify drainage <br />patterns. How will the drainage. patterns be altered under this proposal? Where will <br />this site discharge to the pond? ,If sheet flow is proposed, slope reinforcement must <br />be provided to protect against erosion. <br />• A portion of the proposed pond is shown on the adjacent property to the south. <br />Information must be provided showing the" property owner consent to this <br />encroachment, .and drainage and utility easements must be granted over the ponding <br />area. <br />• The storm sewer calculations do not appear to account for the drainage corning from <br />the building.rooftop, How will roof dtainage be accommodated? <br />It appears as if a majority of the runoff from this site will be directed to CH 1, please <br />verify that there is adequate inlet capacity to handle this runoff so as to not direct <br />water onto Azuxite Street. If the overflow from this low point basin is proposed to <br />discharge overland to the pond, a reinforced area must be provided to protect against <br />erosion, <br />• All storm sewer pipes discharging to the proposed pond must be RCP, and the FES's <br />must have an invert within 1' ,of the pond bottom, The 2 westerly pond inlets should <br />be combed to minimize short circuiting: <br />• The proposed skimmer structure must be relocated out of the City right-of^way. <br />Please check for consistency between the notes on the plan sheets and the detail for <br />this structure as well. <br />• The developer is responsible for obtaining any permits required from other regulatory <br />agencies, including but not limited to -a stormwater construction permit from the <br />MPCA, and a Lower Rum River Watershed permit. <br />:Loading Docks: City Code requires one loading dock for the first 10,000 square feet of floor <br />space and, one loading dock for every additional 25,000 square feet of floor space, The <br />expanded building proposes to have a one loading dock and one loading berth, acceptable to <br />City Code standards. <br />Parr Dedication: The park dedication fee will be addressed through the Tax Increment <br />Financing Agreement between the property owner and the City of Ramsey. <br />Stormwater Management Fee: The Stormwater Management Fee will be addressed. through <br />the Tax Increment Financing agreement between the property owner and the City of Ramsey. <br />—265— <br />
