CASE OF BRETT POMERLEAU By: Megan Wald, Community Development Assistant Background: The applicant applied for a Conditional Use Permit to establish a warehousing facility in a B-1 Business district. The City Council approved the Conditional Use permit in March of 1998, contingent upon site plan approval. Subsequent to that time, the City of Ramsey has received a request for site plan review from Concrete Masonry Unlimited Inc. The site 'plan is proposing to construct an 8,669 square foot office and warehouse facility. The area is generally located north of State Highway #I0 and east of Boilermakers on 153rd Ave. The following items are enclosed for your information: a) b) c) d) e) Site location map Site plan Draft Planning Commission meeting minutes dated October 3, 2000 City Staff review letter dated September 29, 2000, revised October 20, 2000 Proposed Development Agreement Notification: Site plans are not required to be subjected to a public hearing. Observations: The site is zoned B-I Business; office facilities are a permitted use. The proposed warehousing activities were approved by the City Council in 1998. The proposed building includes an office area of 1,364 square feet and a 7,305 square foot warehousing area. The structure meets all B-1 Business setback requirements and is in compliance with the 35% lot coverage restriction. The site plan proposes to have one (1) access point from 153fa Avenue. The exterior building materials are proposed to consist of integrally color treated rockface concrete block and vinyl Dutch LAP siding on the gable ends above the concrete walls. Asphalt shingles will be used for the roof. The proposed vinyl siding deviates from the Business District architectural standards and will. need City Council approval. -165-
