Concrete Masonry, Unlimited
September 29, 2000
Revised October 20, 2000

The grading plan proposes developing a detention pond within the northwestern corner of the site
and directing approximately two-thirds of the runoff created by impervious surface to this pond.
The remaining one-third of the building and parking area is directed to the curbline along the
southeastern boundary, of the parcel and into the curbline of I53ra Avenue.

It is recommended that an additional catchbasin be placed midway down the sOUth curbline and
the runoff be directed toward the detention pond. This will also reduce the monthly storm water
utility charge for this facility. The development should also be reviewed and permitted by the
Lower Rum River Water Management Organization.

Access: The site proposes to have one access point from 153rd Avenue.

Storm Water Management Fee: The City has enacted a Stormwater Management Fee and the
current rate is Three Thousand SLx Hundred Fifty, Eight Dollars ($3,658.00) per commercial acre.
The amount of Stormwater Management Fee due on 1.73-acre parcel is 6,328 dollars. A cash
payment will be required prior to the City issuing a Building Permit.

The City Council will be meeting at 7:00pm on October 24, 2000 to review your site plan. You,
or your representative, should be present at the meeting to answer any questions that may arise.

If you have any questions, pIease call our office at 427-1410.

Sincerely,

CITY OF RAaMSEY

Commt~niV Development Assistant

City Engineer

-178-

I
I
I
I
I
I
I
