Macpherson-Towne COmpany 4900 Cedar Lake Road Minneapolis, MinnesOta 55416 Phone: (612) 377-0050 21 August 2000 Ms. Kim Sykes City of Ramsey 15153 Nowthen Boulevard Ramsey, Minnesota 55303 Dear Ms. Sykes At your request we have prepared cost estimates for various aspects of the exterior masonry cleaning and restoration of the Ramsey Town Hall located near the intersection of St. Francis Boulevard (County 47) and Industry Avenue NW (County 116) in Ramsey, Minnesota. The working area includes the'exposed exterior masonry surfaces on all elevations from the top of the wall down to grade. The chimney is included in the working area. I. MASONRY RESTORATION The key element of the exterior masonry restoration of this building would include repointing mortar joints in. the exterior brickwork. Masonry repointing can be approached in two different ways. Masonry repointing could be completed on an "as necessary" basis. Deteriorated mortar joints in the working area would be cut out and repointed on a selective basis. In lieu of "necessary" repointing all mortar joints in the working area could be cut out and repointed. In addition to the brick repointing there are areas of brick that require replacement. On the rear (west) elevation there is one (1) area of approximately fifteen (15) missing brick. There is also an area on the rear elevation of approximately twenty four (24) previously replaced, mismatched brick. There is an area of approximately fifty (50) displaced brick on the east end of the south elevation above the concrete base. There are additional areas of missing, loose and damaged brick in the working area. Our estimate includes an allowance for replacing a total of one hundred forty (140) brick in the working area.
