Box 336 <br />Elk River, MN 55330 <br /> <br />Re: Site Plan - Ramsey Towne Square <br /> <br />Dear Mr. Johnson: <br /> <br />We are in receipt of a Site Plan, Landscape Plan, Floor Plans and Elevations consisting of four <br />(4) sheets, prepared by Lampert Architects dated April 13, 2000. We are also in receipt of the <br />Grading, Drainage and Erosion Control, Utility, and Details Plan consisting of two (2) sheets, <br />prepared by Hakanson Anderson Associates dated April 13, 2000. We offer the following <br />comments: <br /> <br />General: The site-plan proposes to develop a 17,815 square foot retail store with a potential <br />drive-in on Lot 2, Block 1, River/47 Plaza Addition. The site is generally located west of State <br />Trunk Highway No. 47 (TH47) and north of County Road 116. <br /> <br />Zoning: The site is zoned B-1 Business. The City Code permits retail business, eating and <br />drinking establishments, offices, banks and medical clinics. <br /> <br />Lot Coverage: The site is 117,420 square feet in size. Lot coverage is restricted to 35% or <br />41,097 square feet. The proposed size of the retail building is 17,815 square feet, which equates <br />to a lot coverage of approximately 15%. <br /> <br />Utilities: The facility will be served by municipal utilities. <br /> <br />Setbacks: The building location meets the 35 foot front, 35 foot rear, and 10 foot side setback <br />requirements. <br /> <br />Screening: The abutting properties to the north, south and east are Business uses. City Code <br />does not require screening between non-residential uses. <br /> <br />Landscaping: The following points must be addressed to meet the m/n/mum standards for the <br />landscape plan to be viewed as acceptable: <br /> 1. A minimum spacing of 35 feet for trees is required along all street frontages.
