Additionally, the <br />applicant may wish to work with the City in naturalizing the north property line with oaks and <br />other materials. <br /> <br />Architectural Standards: City Code restricts exterior wall finishes to natural or prefabricated <br />brick or stone or pre-cast concrete panels or some other material approved by City Council. The <br />building elevations indicate that the retail business building exteriors are to be constructed of a <br />combination of rock face concrete block, face brick, stucco and precast concrete stone, ledges: <br />Staff suggests submitting a color rendition of the proposed site plan to the Planning Commission <br />Meeting. <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles shall be stored <br />within a completely screened structure or container that is located in the rear or side portion of <br />the site. The site plan identifies a waste enclosure constructed of block to match the exterior of <br />the building, but it is not completely enclosed or screened from public view. Code requests that <br />a gate be installed to screen the rubbish on ali four sides. <br /> <br />Off-Street Parking - Design: In accordance with City Code, all driveways, off-street parking <br />and maneuvering areas are proposed to be surfaced with concrete and finished with B-612 <br />concrete curbing. <br /> <br />Off-Street Parking - Spaces Required: City Code requires one (1) parking space for every 200 <br />square feet of retail space. In this case, the number of parking spaces required would be 89. The <br />site plan identifies 89 off-street parking spaces with four of those designated for handicap <br />parking. <br /> <br />Lighting: Wall pack lighting is proposed. This type of lighting must be in conformance Mth <br />the no glare standards of the city. Shop drawings must be submitted for approval. <br /> <br />Drainage and Grading: Drainage from the building and rear parking lot is transmitted from a <br />spillway into a sedimentation pond located along the southern boundary of this development. <br />Drainage from the front parking lot is transmitted overland from north to the south where it <br />drains into a storm sewer, which transmits flow into the sedimentation pond. It is recommended <br />that the curb cut spillway be replaced with a catch basin, which would discharge into the existing <br />storm manhole located 25 feet to the southwest. It is also recommended that the westerly curb <br />line of the rear parking lot be raised one foot to lessen the five percent grade accessing the drive. <br /> <br />-201- <br /> <br /> <br />
