Review Letter: Ramsey Towne Square <br />April 27, 2000 <br />Page 3 of 3 <br /> <br />Access and Circulation: This site plan anticipates access at three points along the ex_isting <br />private drive, which cormects Hwy. 47 to County Road 116. It also anticipates a connection <br />directly to the neighboring Super America Station to the east. The access to the frontage road <br />closest to TH 47, allows only three vehicles to queue before obstructing the entrance to the front <br />of the development. The opening to the Super America station facilitates cut-through traff~c <br />from south bound TH 47 and into the gas station through the parking lane from the development. <br />Although connection of the development to the Super America is not objectionable, <br />consideration might be given to re-designing this access so as to discourage this cut through <br />traffic. <br /> <br />it is also suggested that the access.from the frontage road to the rear of the development be re- <br />configured. In this area, the drive should be relocated to more closely line up with the drive to <br />the north; grades should be flatter; parking stalls should be re-configured and or eliminated to <br />allow more than I 0 feet of buffer between the first parking stall and the frontage road. <br /> <br />Storm Water Management Fee: The City has established a stormwater management fee in the <br />amount of $9896.60 ($3658 per/acre) that is due at the City prior to release of the final plat for <br />recording <br /> <br />The Ramsey Planning Commission will be meeting to review the proposed site plan on Tuesday, <br />May 2, 2000 immediately following the 7:00 p.m Board of Adjustment Meeting. Staff suggests <br />that you, or your representative, be present at this meeting to answer any questions that may <br />arise. <br /> <br />Enclosed for your information is a copy of the case cover sheet. In addition, I have also enclosed <br />a copy of the conditional use permit case cover sheet, proposed findings of facts and permit.
